The Martin Building opening by September

Local contractors preserving and improving structure

MILLEDGEVILLE — Property at 101 S. Wayne St. is transforming thanks to local contractors.

The old Bishop Building at the corner of Hancock and Wayne Streets will become The Martin Building by September.

Owner Marty Martin bought the building in mid-February.

The project will house four one-bedroom apartments and four commercial spaces upon completion.

Any type of commercial renter or apartment tenant can find a home at 101. S. Wayne St., according to Martin. Multiple entryways come off Hancock and South Wayne.

Work began below the street. The building's interior, or backbone, was falling for many years.

Martin said workers were “hidden” underneath the structure for the first month trying to lift the foundation.

“We reinforced every floor that was compromised,” the owner said. “Everything over the years would fall.”

Architect Ray Fordham is handling the rehab work along with other expert local contractors.

“There was a criteria that we use local people. I didn't go outside of this town,” Martin said. “I found that they were very professional and did their job. I can't understand why people would go outside of Milledgeville for anything that they need. If things cost a little bit more in your town, then pay it and support the town.”

Total projected cost of The Martin Building is $735,000.

Milledgeville City Council unanimously authorized an Initial Project Assessment and application to apply for revolving loan funds from the Georgia Department of Community Affairs (DCA) and Georgia Cities Foundation to redevelop the property April 8.

This is the preliminary stage of a low interest loan application for Main Street communities through both the DCA and the Georgia Cities Foundation.

This financing will pay off some loans used to redevelop the building within historical parameters. The Martin Building design will reinvigorate a historical space in line with the loan requests.

Maintaining classic archways on each floor meant everything to Martin.

“It was important that I kept that,” he said.

The original windows remain as well.

Martin, along with his Milledgeville native wife Kim Hall Martin, also purchased the Antebellum Inn Bed & Breakfast on North Columbia Street in June of 2013. The Martins decided Milledgeville was the ideal getaway from their home in Manhasset, N.Y.

Kim is a former president and general manager of WE tv and also serves on the Georgia College Foundation Board of Trustees.

Along with Marty, who works in real estate and is a former national sales manager for a golf and tennis sport brand, the couple is excited about investing in the city.
