MILLEDGEVILLE — Kroger is in the midst of selling three outparcels adjacent to the building to The Sofran Group for the purpose of constructing 14,600 square feet of shop space, including a Shane’s Rib Shack.
“Kroger owns all of the property and The Sofran Group is purchasing the property. It’s 3.8 acres [they are] buying from Kroger,” said Paul Xhajanka, real estate manager for Kroger. “Currently we have Shane’s Rib Shack committed, which will be on one end cap. Another restaurant will be at the other end cap, and we also have a nail spa and hair cutter on board who are committed. The nail place and hair cutter are common stores of what you would see in other Kroger developments.”
Plans to break ground and have construction under way is slated by May.
“We hope to have all of the restaurants open and tenants in place by the end of the year,” said Robby Boggs, partner with The Sofran Group. “Shane’s Rib Shack restaurant will outparcel 2,870 square feet. We have another restaurant space and three other shop spaces, which are anywhere from 1,260 to 3,200 square feet for each space.”
Shane’s Rib Shack started with barbecue in McDonough in 2002, and has now grown to having more than 35 locations throughout Georgia and around 14 other states. The eatery offers pork, barbecue chicken, half chicken, ribs, sandwiches, chicken tenders, wings, salads, a number of sides, desserts, party platters and catering services.
“These new Kroger locations are highly desirable for most tenants,” Boggs said.
Founded in 1980 in Canada, The Sofran Group has expanded its operations to current offices located in Atlanta and Florida. The company has developed more than 8 million square feet of commercial property across 10 states.
