For the past decade, Andy Patel has seen business progressively increase at Gil’s Package Store as development around the Highway 441 area has grown over the years. With space available in his store’s lot, Patel is in the midst of construction to place a new 4,000 square foot building adjacent to Gil’s to create work space for up to three tenants.
“Gil’s was here a good 18 to 20 years before I took over in 2003. There is definitely more activity around here compared to when I first came and before Walmart moved here,” Patel said. “This is just a prime location with easy access in and out with a traffic light. It would be great to see this side of the street have more activity and I want to make sure I’m utilizing my property as much as I can.”
The new portion of the building will face parallel to North Columbia Street. Gil’s will also undergo an exterior facelift to match the new building’s green, beige and brick color scheme once complete. Dyer Construction began work to the project a week ago and is expected to finish within the next five months. Once complete, Gil’s and the new building will become part of Andy’s Plaza.
“The building will be in a L-shape when you look at it from a distance. It will have stucco and brick on the exterior with large windows and a canopy over each one. We have the ability to custom fit the space based on the tenant’s need. We can do anywhere from 1,100 to 1,200 square-feet per tenant with a max of three tenants,” Patel said. “Gil’s will also get a brand new look to match the new building, including paint, stucco, new windows and a new sign. This building is extremely visible from Highway 441 from both directions and we will also have new asphalt with ample parking.”
As of Tuesday, Patel said no tenants have signed the dotted line to lease the space.
“There are a few people who have shown interest in renting here. I have a great list of franchises which have site approval. The types of businesses that would be good here would be a small restaurant, sandwich shop, yogurt shop, business office, doctors office or dry-cleaning,” he said. “If anybody is interested they can contact me.”
Located at 2910 Heritage Place across the street from Walmart, Gil’s is a beverage store selling a wide range of spirits, wines, beers, craft beers and cigars. During the construction and renovation phase, the business will remain open its normal hours.
“The community is all about revitalizing this area. The Gil’s building is 30 years old and by giving it a new facelift, it will be great for the city of Milledgeville,” Patel said. “This whole block around the traffic light will have a newer look to it.”
